Residential Lettings Negotiator/ManagerResidential Lettings Negotiator/Manager in Bournemouth - Our client is currently looking to recruit a Residential Lettings Negotiator/Manager. Duties will involve applicant registration, viewings, receipt of initial monies and supervision of tenant application; complete weekly arrears check and managing rent collections; assisting with housing benefit applications; property inspections; and canvassing and marketing company to create valuation opportunities. You will also liaise with and monitor the work of maintenance tradesman, and provide support and guidance as a basic branch manager to office and maintenance staff. You should be competent with Microsoft Office applications such as Excel, Word and Outlook; experience of Eurolink would be an advantage. An understanding of housing benefit protocol is essential. You should also have the ability to be able to tackle both the upper and lower ends of the residential lettings market, be happy to manage and let bedsit style properties as well as typical professional lets, have a basic understanding of student lettings, have a basic awareness of Houses In Multiple Occupation, have experience of cash counting and basic accounting functions, and have knowledge of the Housing Act 2004. Additionally, you should be diligent and competent with paperwork and able to work comfortably outside of the office environment. The ideal candidate also needs a broad overview of the property management and lettings industries. 60%-75% of your time will be property management based, with the remaining time focused on viewing and negotiating. A strong all rounder is needed who is ‘hands on’. Due to the high number of applications we are receiving at present, we are unable to respond to every application individually.
